Have you heard of the Palmetto Heroes Program in South Carolina? The South Carolina Housing Authority has a great program available for SC Heroes.  "Heroes" is defined as teachers, nurses, firefighters, law enforcement, EMS, administrative personnel for the above, including correction officers and dispatchers.  This is a GREAT program that offers downpayment assistance to first time home buyers in any of the above listed categories.

If you don't fit into the requirements for this loan, the Housing Authority has some great programs for you as well! Your down payment assistance is up to $5000, and you can still benefit from the low interest rates. 

IN SOME COUNTIES IN SC, YOU DON'T HAVE TO BE A FIRST TIME HOMEBUYER!! You cannot currently own a home if you apply for the Housing Authority program in those counties.  In York County, Lancaster County, and others, you have to have not owned a home for 3 years to be considered a "first time homebuyer".
