If you're a first time buyer, you probably have a lot of questions. With the internet, you're able to google and find some answers, but how do you know if those answers apply to the market that you're in?  There's a lot to learn... If you need to know where to start, see below:

1.  Get pre-approved! Call a lender, whether you start with where you bank, or you get a referral from a friend or Realtor, call and tell them that you want to buy a house and need to see what you can afford for the payment you're comfortable with.

2.  Once you've gotten pre-approved, call a Realtor. (If you're in this area, I would love to help you... I've you're not, I can refer you to an agent in your area and help to pre-screen them for you!)  Meet with your Realtor, discuss agency, and ask every question you can!  Talk to the Realtor about what is available in your price range, and what requirements you want in a house. 

3.  Take a look at the listings that fit your needs.  When you decide on a house that works for you, talk to your agent about what steps to follow...

4.  Make an offer. You'll write up a formal offer to purchase with your Realtor.  Again, ask all the questions you can! There are no bad questions.

5.  Negotiate with the seller.  Remember that your Realtor is working for you (in most cases).  Negotiating can be done in a day, or a week, depending on the seller and how things go.

6.  Reach agreement. Congratulations! Once you've agreed on the purchase price and terms, the real work starts!  Now, you'll plan your inspections, survey, closing, and much more.  You also need to contact your lender and let them know that you've chosen a house, and you're ready to get started on the loan. (Again, your Realtor can help you with all of the above.)

7.  Negotiate any needed repairs.  Once these have been negotiated, you're on the home stretch, with the exception of finishing up with your lender, and re-inspecting repairs once completed.

There is so much that goes into a real estate transaction.  The biggest part of my job is making sure that it goes as smoothly as it possibly can. There will be bumps in the road, but you and I work together to get through these bumps.
